Less inventory = more attention

Seller’s Continue to see Gains in Springfield

Springfield’s home seller’s continue to see gains in the local housing market.  May continues the upward trend of 2016 over 2015, the 5th straight month this year showing positive sales gains over 2015.  Home sales continue to out perform last year’s sales numbers according to the Greater Springfield Board of Realtors Multiple Listing Service.  The number of sold homes for May 2016 is up over a whopping 21% compared to May 2015. The average Days on Market continues to drop and is down to 76 days, that’s a 10.6% drop over May 2015.

These big gains coupled with the continued rise in sales prices is great news for Springfield’s home sellers.  The continued sellers market has created a shortage of inventory in some parts of the city.  If you have thought about selling your home, now might be the perfect time to do so.

Continuing the upward trend from the end of 2015, March was the 3rd month this year showing positive sales gains over 2015 numbers. The number of sold homes and pending home sales are outpacing new listings, resulting in a continued rise in sales prices.  The Springfield housing market is starting to experience a shortage of inventory.

Home sales in Springfield, MO continue to out perform last year’s sales numbers according to the Greater Springfield Board of Realtors Multiple Listing Service.  The number of sold homes for March 2016 is up over 16% compared to March 2015.

February 2016 Springfield, MO Housing Market Report

Continuing the upward trend from 2015, February was another great month in the local world of real estate. Jonathan Smoke, chief economist of realtor.com. “Our traffic, searches and listing views exhibited the January ‘pop’ we saw last year, which made for a strong spring. In addition, a large number of prospective buyers have been telling us since the second half of 2015 that they plan to purchase in the spring and summer of 2016.”

The number of sold homes for February 2016 is up over 5% compared to Feb 2015. This indicates there are more able buyers in the market, driving this steady rise in sales prices. The housing trend in Springfield through September 2015, continues the upward sales from previous months. Home sales in Springfield, MO continue to far out perform 2014’s numbers according to the Greater Springfield Board of Realtors Multiple Listing Service.  The number of sold homes for Sept 2015 is up over 30% compared to Sept 2014. This indicates an upward housing trend, driving this steady rise in sales prices. Continued low interest rates on home loans and the increased number of buyers will allow the housing market to remain strong in the future.

The number of new listings for the month of Sept is up over 12%, and the number of houses currently under contract is up a whopping 23%.  The average list and sales prices are both up for Sept 2015 over Sept 2014.  This indicates that prices are on the rise, and are all good signs for a strong housing market.  I expect these trends to

Ironbridge is a semi gated multi-use subdivision in Springfield, MO. This neighborhood was developed by renowned local developer Ron Stenger. The multi-use subdivision features gated housing, non-gated housing, office space, and also an assisted living facility. Ironbridge is conveniently located off of South National and near Cox Regional Medical Center and James River Expressway for easy access to all Springfield has to offer.

July 2015 Springfield, MO Quick Housing Market Report

Springfield home sales remain good through July according to the Greater Springfield Board of Realtors Multiple Listing Service. There are more qualified buyers in the market this year driving this rise in sales prices.  The increased number of buyers coupled with the still low interest rates should allow the housing market to remain strong in the future.  What does this mean for the value of your home?  Visit our Home Valuation page find out.

The number of new listings and the number of houses currently under contract are both up by double digit percentage.  The average list and sales prices are both up for July 2015 over July 2014.  This indicates that prices are on the rise, and are all good signs for a strong housing market.  I expect these trends to continue for through the end of this year.
