Springfield’s Housing Market with Rising Rates

This housing market has been a wild ride in 2022, from soaring home prices, low inventory, and now rising interest rates.  The changes have many people wondering what’s going to happen to the local Springfield housing market.

Homebuyers are feeling the 1-2 punch from both rising home prices and mortgage rates.  Home prices have been hitting all-time highs with low inventory and quick sales.  The higher mortgage rates will start to cause homes to be on the market longer.  It should also start to return home price increases to more normal levels.

Federal Reserve Rate Hike

The Federal Reserve made history last week by hiking rates by three-quarters of a percentage point for the second straight month.  This is the most aggressive tightening in more than a generation hoping to curb the highest inflation on over 40 years.

Dr. Jessica Lautz with the National Association of Realtors said, “However, fewer buyers will be able to afford a home because of rising interest rates and increasing home prices.  While unaffordable housing isn’t a good thing, it does mean that buyers still in the market may have more time to find the perfect home.”

In the Springfield, MO area many of us enjoy firework displays, but our furry friends might not enjoy firework displays the way we do.  Many animals find fireworks scary so here are some pet safety tips during firework.  We should all consider some tips how to keep your pets safe during fireworks.

We need to remember our pets when outlining safety with fireworks.  Perhaps you are considering staying at home and planning a get-together with friends and family. Or, you may want to go check out your local professional fireworks display. While putting the finishing touches on your planned celebration, take a moment to consider how to keep your pets safe during fireworks.

Unlike people, pets don’t associate the noise, flashes, and burning smell of pyrotechnics with celebrations. Pets are often terrified of fireworks, and often panic at the loud whizzes and bangs they produce.

Because of this, the American Humane Association reports that July 5 is the busiest day of the year for animal shelters. Why? It is reported that animal shelters the day after Fourth of July are “inundated with pets that panicked at the noise of firecrackers and fled into the night, winding up lost, injured or killed.”

Which home remodel projects get the best return on investment?  As a Realtor, it’s a question I get asked quite often.  Kitchens and bathrooms steal the renovation spotlight, but are not necessarily the best return on investment when you sell your home.

The trade magazine for builders and contractors, “Remodeling” has been tracking the cost vs value added since 2002.  The projects that consistently rank the highest have four common characteristics:

Saving Money – Home Energy Efficiency Tips

There are lots of things that can be done to increase home energy efficiency and save you money.  While some are simple, others are more complex and might require the help of a professional.

Some of the more simple tips include taking the cover plates off your light switches and placing a rubber gasket and replacing the cover plate.  Lots of air seeps through the walls and this helps to prevent that.  Check for air leaks around all doors, windows, fireplaces, attic access, ceilings, light fixtures, and electrical outlets.  Check and replace worn weather stripping around windows and doors.

Adding additional insulation in the attic is a very cost effective way to cut down on your monthly utilities.  This is a quick way to greatly increase the energy efficiency of your home.   Install attic air barriers such as wind baffles along the entire attic eave help ensure proper air flow from soffit to attic.  This will help control moisture in the attic and reduce your summer cooling costs.  If your home still feels cold in the winter and hot in the summer you may need to add insulation and home wraps to your exterior walls.  This is a little more difficult and may require
