September 2015 Housing Trend in Springfield

Sales Trending Upward

The housing trend in Springfield through September 2015, continues the upward sales from previous months. Home sales in Springfield, MO continue to far out perform 2014’s numbers according to the Greater Springfield Board of Realtors Multiple Listing Service.  The number of sold homes for Sept 2015 is up over 30% compared to Sept 2014. This indicates an upward housing trend, driving this steady rise in sales prices. Continued low interest rates on home loans and the increased number of buyers will allow the housing market to remain strong in the future.

The number of new listings for the month of Sept is up over 12%, and the number of houses currently under contract is up a whopping 23%.  The average list and sales prices are both up for Sept 2015 over Sept 2014.  This indicates that prices are on the rise, and are all good signs for a strong housing market.  I expect these trends to continue for through the end of this year.

Year to Date Sales Stats

Sold Listings:  2,502 (up 13.2% over same time period 2014)

Total Active Listings: 5.392 (up 5.5% over same time period 2014)

Average List Price: $173,855 (up 8.2% over same time period 2014)

Average Sold Price: $154,263 (up 5.1% over same time period 2014)

Average Days on Market: 84 (down 22.2% over same time period 2014)

The number of sold listings year to date is up by over 13% or an additional 291 homes sold this year. More home sales with shorter days on market indicate a housing trend much improved over 2014. In fact all key numbers are up over 2014. Welcome news for any one thinking of selling their home.
