Winter Wonderland – Now May be the Time to Sell Your Home

Winter Home Sales

At my office Christmas party last month I was talking with several other agents all with buyers and little inventory to show them.  It got me thinking while spring and summer may the conventional time to sell your home, don’t discount winter home sales.

Like so many things in life, finding the best time to sell a house or list that Springfield, MO real estate is complicated.  Here are some reasons why you shouldn’t wait until the ground has thawed to hammer in that For Sale sign.

Less inventory = more attention

Because a lot of people don’t want to list their homes around the holidays, there are very few homes to buy at the start of a new year.  That doesn’t mean there aren’t still potential buyers on the prowl, and there is less competition.  If your house is the only game in town, you’re likely to have a lot more interest than in spring when the market is saturated.

Buying a Home in Today’s Market

Home Buying in Today's Market

We hear a lot about how hot the real estate market in Springfield, MO is, but what does that mean for a buyer?  Does that mean it is a bad time to buy?  Not at all, with the low-interest rates available, now is a great time to buy that move up home.

Finding a new home is both exciting and nerve-racking at the same time.  It is hard enough to find the perfect home, now you also have to worry about getting it under contract before someone else swoops in and buys it.  With homes selling quickly, buyers are missing out on their dream homes because someone else got their first.

For buyers, this can mean a change of how you approach home buying.  A good start is spending more time upfront figuring out what you need in a new home versus what you want.  This will help you find your dream home quicker so you don’t miss out.

Dog Friendly places in Springfield

Today I want to talk about something other than the hot real estate market (really it’s hot).  I want to talk about dog friendly areas around Springfield and where we can spend quality time with our dogs.  Really, who does not like talking about their good puppy dogs?

With the weather getting warmer, we start spending more time outside. If you are like me you hate to always leave your dog behind. Luckily, Springfield has many great dog friendly places.  Below are some of my favorite destinations that are dog friendly.  Some on the list might surprise you as well.

Greenway Trails

Springfield has 68 miles of Greenway Trails offering great ribbons of nature throughout the community for you and your best friend to explore.  These hard-surfaced paths have minimal grade and provide free public access and are typically along stream corridors or abandoned railroad right-of-ways. Most of the Greenway Trails connect to parks around town and are a great way to let your dog work off some of that energy.

4 Early Trends Shaping the Springfield Housing Market in 2017

Springfield Housing Trend 2017

2017 is shaping up to be an interesting year in real estate. Lots of changes going on in our country including facing the Millennial Effect, interest rate questions and economic changes. Below are four promising trends that will shape the Springfield housing market in 2017.

Millennials rising from the basements
As millennials get older, they are increasing home ownership rates faster than in previous years, according to research from Fannie Mae. Millennials have now overtaken baby boomers as the largest generation in the U.S.  Many of Millennials entered their post-college years during one of the toughest economic periods in decades. The running joke for years has been about the number of them living at home with their parents. In some cases this was true, but the economy has improved now and with jobs more abundant, millennials are coming to the real estate market in force.

Top 10 Mistakes Home Sellers Can Avoid

Top 10 Home Seller Mistakes

Trying to sell your home?  Don’t make these top 10 mistakes home sellers can avoid.  Real estate agents know the biggest obstacles facing home sellers and I come across these often.  These mistakes can cost home owners time and money.  Understanding that eliminating as many hurdles as possible will help you sell your home faster and for more money.

Most of the top mistakes, are ultimately in the hands of the seller. Work with your real estate agent to correct or at least to minimize the impact of each of these mistakes, to sell your home.

Here are the top 10 mistakes home sellers can avoid when trying to sell their home.

1. Overpriced Home
Not a big surprise here. This was far and away the most common mistake that sellers make, preventing them from selling their home. Over price your home, and there is a pretty good chance no one is going to want to buy it. A homes value is determined by the market price buyers are willing to pay for a home. Real estate agents do not set the real estate market, buyers do. A good real estate agent will suggest a price to list your home based on comparable recently sold homes. Click here to get a home valuation based on recent market data. http://realestate.bricedavis.com/idx/homevaluation

Overpricing a home to ‘see if you can get someone to bite’ is not a strategy employed by someone really serious about selling. Overpricing a home will lead to missed opportunities with buyers that are serious about buying in the range at which your home should be listed.
