Christian County Housing Market Is Booming.

The April housing sales numbers are in and the Christian County Housing Market is booming.  April continues the positive upward trend from 2015. The number of sold homes and pending home sales are both up double digit percentages over April 2015. This is resulting in a continued rise in sales prices and that is welcome news for home sellers.  The rising sales price coupled with lower days on market have moved Christian county into a Sellers Market.

Home sales in Christian county, MO continue to out perform last year’s sales numbers according to the Greater Springfield Board of Realtors Multiple Listing Service.  The number of sold homes for April 2016 is up over 35% compared to April 2015.  That is not a misprint, over 35%.  The average Days on Market continues to drop and is down to 79 days.

The total number of active listings in the month of April is down 22% over April of 2015, and the number of houses currently under contract is up 16%.  With total listings down and the number of houses under contract up, these are good signs for a booming housing market in Christian county.  I expect these trends to continue for the remainder of the year.

Year to Date Sales Stats

Sold Listings:  479 (up 18.3% over same time period 2015)

Year To Date Active Listings: 1241 (down 5.0% over YTD 2015)

Average List Price: $224,474 (up 6.1% over same time period 2015)

Average Sold Price: $178,756 (up 7.2% over same time period 2015)

Average Days on Market: 94 (down 16.1% over same time period 2015)

The year to date stats shown above, illustrate how strong the Christian county housing market has become. The number of sold listings year to date is up by an additional 74 homes.  More home sales with shorter days on market indicate a strong housing market. With the days on market dropping and the number of homes selling on the rise, this is welcome news for anyone thinking of selling their home.
